Roof replacement works were undertaken to the Block 24 boiler house at St James’s University Hospital in Leeds, involving the careful refurbishment of an existing building within a live hospital environment. The project was designed to enable the existing asbestos-containing roof to be safely removed and replaced, while maintaining appropriate protection around the operational boiler house throughout the works.

The project included the installation of a crash deck and temporary roof structure, providing a safe and controlled working environment during the removal of the existing asbestos roof. Once the existing roof had been safely removed, new steel purlins were installed before a replacement metal roof system was constructed.

Due to the nature and location of the works, careful consideration was given to construction safety, temporary works, structural requirements and the protection of the existing hospital environment. The project required a coordinated approach between the contractor, design team and Building Control to ensure that the works were completed safely and in accordance with the relevant requirements.

Delta Construction Consultants Ltd provided Registered Building Control Approver services for the project, working alongside Whitaker and Leach Ltd and the wider design team. Our role involved providing Building Regulations oversight throughout the works and supporting the project team in addressing the relevant compliance requirements associated with the roof replacement and structural alterations.

The project demonstrated Delta’s experience in providing Building Control services for specialist works within live healthcare environments, where careful planning, technical compliance and effective coordination were essential. Through our involvement, we supported the delivery of the replacement roof while helping to ensure that the works met the required standards under the Building Regulations.
