Delta Construction Consultants Ltd provided Registered Building Control Approver services for the first Net Zero Aligned office fit-out project at Eden at New Bailey in Salford, Manchester. The project delivered a 5,134 sq ft move-in-ready workspace within Muse’s award-winning Eden at New Bailey development, demonstrating how ambitious sustainability standards could be incorporated into a modern commercial fit-out.

The works were undertaken by Overbury and were completed at pace, with the project achieving both SKA Rating V2 and Net Zero Alignment. These achievements represented an important milestone for the commercial fit-out sector, demonstrating how sustainability, careful design and efficient project delivery could be brought together within a demanding timeframe.

Achieving the project's sustainability objectives required careful consideration from the early stages, including carbon modelling, material selection, reuse, circularity and embodied carbon. Close collaboration between the client, contractor, consultants and wider supply chain was essential to ensure that the design intent and sustainability objectives were successfully incorporated into the completed workspace.

Delta worked alongside Muse, Overbury, Cundall, CHROMA Consulting, Savills and Atelier Ten, providing Building Control oversight throughout the fit-out. Our role involved supporting the project team with Building Regulations compliance and providing professional advice throughout the works to help ensure that the completed development met the required standards.
